Tile & Grout Cleaning and Restoration in Belfast
Tiles wipe clean; grout doesn't. It's porous, it sits lower than the tile, and it takes in everything that lands on the floor. These are two distinct jobs — cleaning grout that's sound, and restoring grout that's past it — and knowing which one you need is most of the decision.

What it covers
What we take on
Where tile & grout cleaning and restoration usually gets called for, in homes and on commercial premises alike.
Kitchen and hallway floors
Where the grout lines have gone several shades darker than the day they were laid.
Bathroom floors and walls
Including the grout around baths and basins that takes soap and product residue daily.
Shower enclosures
Wall and floor grout in constant wet use — the hardest working grout in the house.
Commercial tiled areas
Shop floors, kitchens, corridors and washrooms, where the grout takes traffic as well as spills.
Grout cleaning
For grout that's structurally fine and just discoloured — the colour comes back, evenly, across the whole floor.
Grout restoration
For grout that's cracked, crumbling, missing or stained beyond cleaning — raked out and made good rather than the whole floor coming up.
The method
How the job runs
The order matters more than most people expect — several of these steps stop the one after it going wrong.
Decide which job it is
Sound grout gets cleaned. Failed grout gets restored. We look first and tell you which you're dealing with, because paying for a clean on grout that's failing is money wasted.
Check the tile itself
Porcelain, ceramic, natural stone and quarry tile all tolerate different treatment. Natural stone in particular rules some methods straight out.
Treat the grout lines directly
The lines are worked individually rather than mopped over — grout sits below the tile surface, so anything that only touches the tile never reaches it.
Clean, rinse and extract
The soil that comes out of the grout gets removed with the water, not spread across the floor to dry back into the next set of lines.
Restore where restoring is needed
Where grout has failed, it's raked out and replaced so the floor is sound again — a repair, not a cosmetic coat of colour over the top.
Worth knowing
Before you book
The things worth saying out loud in advance, including what this job can't fix.
Cleaning and restoration are different jobs
Cleaning is maintenance for grout that's intact. Restoration is remedial work for grout that's cracked, missing or permanently discoloured. They cost differently and take different amounts of time, so it's worth being clear which you're asking about.
We don't paint over failed grout
Colouring over crumbling grout hides the problem for a few months and makes the eventual repair harder. If it needs raking out, that's what we'll say.
Sealing afterwards
Grout can be sealed once it's clean and dry to slow down how fast it takes dirt in again. Ask when you enquire so it's part of the conversation rather than a surprise on the day.
Questions
Tile & Grout Cleaning and Restoration — questions we get asked
Anything not covered here, ask when you enquire — it's easier to answer against the actual job.
What's the difference between cleaning and restoration?
Cleaning is maintenance: the grout is sound and the colour comes back. Restoration is remedial: the grout is cracked, missing or stained beyond cleaning, so it gets raked out, replaced and made good instead of the whole floor being taken up.
Can grout be brought back to an even colour?
Usually, where the grout is sound. What you're often seeing is dirt held in a porous surface rather than the grout itself changing colour. Where it genuinely has stained through, restoration is the honest answer rather than repeated cleaning.
How do I know which one I need?
Run a fingernail along a grout line. If it's firm and just dark, it's a cleaning job. If it's soft, crumbling, cracked or missing in places, it needs restoring — and we'll confirm which when we look.
